Our bookkeepers are highly experienced and known for their exceptional bookkeeping skills. Their methods and attention to detail are unparallel to any competitor. 4 Star will provide our customers with professional, high quality service and accurate reporting. Our team has an established working relationship with the local Accountants who specialize in Association Tax Returns, know Association accounting specifically, and trust our financials to be accurate as well as timely.
The scope of work includes: producing accrual financials and reconciling all balance sheet items each month; collecting and applying all dues or rent of the community as well as charging any late fees, interest or additional charges as needed. Deposits are made with an in-house scanner and hit your account immediately, only cash goes to the bank. We have separate team members that handle the accounts receivable and accounts payable to maintain proper checks and balance.
Our Accounting department is located in the office as our Property Managers, therefore, there is never a worry that invoices, payments or other financial material will get lost during transfer. When allowed to use our usual collection procedures AR is typically under 5%. This allows us to maintain the proper cash flow to ensure that bills are paid by the due date.
We prepare or assist the Board in preparing the annual budgets. Each Community/Client has their own individual bank account(s) in the Community/Clients name. At no time are any funds comingled with the 4 Star’s Account or that of another Association as this is not recommended practice by the GAAP.
Most of our clients are corporations or businesses and are not qualified for fee-free banking; therefore we have an arrangement with M&T bank to combine all banking fees for a cheaper rate that is passed along to the client. In addition to our Association clients, we also offer bookkeeping to any business that could use outside bookkeeping. Each client has their own separate bank account that is maintained by their assigned bookkeeper.
A financial report is provided each month detailing every transaction of the account, so there is never a question and every penny is accounted for.
We provide top notch service with a quick and reliable response time. In addition, if you need a licensed contractor such as an electrician or HVAC service, our team has established professional relationships with numerous contractors from the Poconos to the Philadelphia areas.
As a new company, we temporarily have a limited maintenance available; however, we will be expanding in this area in the near future. In the meantime, we will take your call and if our current technicians are not able to complete the work; we will assist in finding a contractor that can.
